Built for Florida Contractors

Contracts Built to Protect Contractors Across Florida.

Professional construction paperwork built around real contractor experience, Florida requirements and the disputes that happen on real jobs. Clear enough to use with customers. Strong enough to protect the business behind the work.

01 / BUILT AROUND THE CONTRACTOR

Real Construction Experience Comes First.

We start with the problems contractors actually face — scope changes, delays, access, existing conditions, payment, materials and customer expectations. Those pressure points shape the agreement before attorney knowledge strengthens the legal structure.

02 / BUILT FOR FLORIDA

Florida Is Part of the Contract.

Florida projects can involve construction-lien notices, Recovery Fund wording, deposit rules, home-solicitation cancellation rights, roofing requirements and contractor licensing. Your Florida edition is built around that state layer from the start.

Written From Real Construction Experience

Written From Experience. Built to Prevent Disputes.

Our contractors start with the conversations that cause problems on real jobs — unclear scope, changes, delays, access, materials, payment and customer expectations. Those real-world pressure points are written into the contract before they have the chance to become disputes.

Then attorney knowledge and Florida law strengthen the structure. Trade experience identifies the problem. Clear paperwork helps stop it becoming an argument later.

CONTRACTOR EXPERIENCE. FLORIDA LEGAL KNOWLEDGE.

How Our Florida Construction Contracts Are Made

The trade leads the contract. Our contractors start with the problems that actually happen on jobs: scope disagreements, extra work, delays, access, materials, payment, customer responsibilities and the issues unique to each trade.

Attorneys then help turn that contractor knowledge into professional terms while considering the Florida law and regulatory requirements that can affect the agreement. The contract then comes back to contractors for real-world review before the Florida edition is finalized.

Contractors identify the problems. Attorneys apply the legal knowledge. Florida law shapes the state edition.

FROM JOBSITE EXPERIENCE TO A FLORIDA-SPECIFIC AGREEMENT

Our Six-Stage Florida Contract Process

Contractor knowledge and attorney experience work together through every stage — with Florida law forming part of the legal review, not an afterthought.

01

Contractor Experience

Contractors Identify the Problems

Experienced contractors identify the disputes, misunderstandings, payment issues and jobsite risks that repeatedly arise in their trade.

02

Florida Legal Review

Florida Law Is Considered Alongside the Trade

Attorney knowledge is applied to the Florida edition, including the Florida construction rules, required disclosures, consumer requirements, lien issues and licensed-trade requirements that can affect the agreement.

03

Professional Drafting

The Protection Is Written Into the Contract

Contractor experience and the Florida legal layer are developed into clear terms covering the real project issues the agreement needs to address before work begins.

04

Contractor Review

Contractors Review the Draft Again

The draft returns to experienced contractors to check that the wording still reflects how the trade actually operates and makes sense on a real Florida project.

05

Clearer Wording

Legal Language Is Kept Practical

If wording is unnecessarily complicated, it is refined so the agreement remains professional and legally informed while still being clear enough for contractors and customers to use.

06

Final Florida Edition

The Florida Contract Is Finalized

The result is a trade-specific Florida construction contract built from contractor experience, strengthened by attorney knowledge of Florida law and prepared for practical day-to-day use.

THE PERFECT COLLABORATION

Contractor Knowledge. Attorney Knowledge. Florida Law.

The process moves back and forth until the contract works from both sides: the contractor knows the trade, the attorney brings legal knowledge, and the Florida edition reflects the state requirements relevant to that agreement.

More Than Boilerplate

Florida Law Is One Layer. The Trade Is Another.

A useful construction contract has to understand more than the state. It has to understand the job. Construction Companion combines a consistent contractor framework with trade-specific experience and a Florida-specific layer.

01

Trade Built

Built around recurring contractor issues including scope, changes, site access, materials, concealed conditions, delays, customer responsibilities and payment.

02

Attorney Developed

Practical contractor knowledge is developed into clear contractual terms and organized into professional paperwork for real projects.

03

Florida-Specific

The Florida edition is built separately so relevant Florida notices, consumer provisions, construction rules and trade requirements can be considered.

Florida Statutes §713.015 $2,500+ THE FLORIDA RESIDENTIAL LIEN-NOTICE THRESHOLD

Florida Construction Contract Requirements

Florida Construction Contracts Have a Real Statutory Checklist.

Florida contractor agreements can trigger specific notice, formatting, deposit, cancellation and roofing requirements. That is exactly why a Florida construction contract should not be a generic national form with the state name changed.

Florida legal layer reviewed · October 2026
Residential / Homeowner Contract Layer

What starts changing when the project is in Florida?

01 / CONSTRUCTION LIEN NOTICE

Direct residential contracts over $2,500.

For qualifying improvements to one-to-four-unit residential property, Florida requires the statutory construction-lien notice in the contract or on a separate signed page.

12-point · capitalized · bold · signed & dated
02 / RECOVERY FUND STATEMENT

Another $2,500 line contractors need to know.

Qualifying residential repair, restoration, improvement and construction agreements must include the Florida Homeowners' Construction Recovery Fund statement when labor and materials exceed $2,500.

Florida Statutes §489.1425
03 / INITIAL PAYMENTS

More than 10% starts a timetable.

When the initial payment exceeds 10% of the contract price on qualifying residential work, Florida generally ties that payment to permit and commencement deadlines.

30 days for permits · 90 days to start after permits
04 / HOME SOLICITATION

Where the contract is sold can change cancellation rights.

A qualifying home-solicitation sale carries a three-business-day cancellation right and a written agreement must contain the required buyer-cancellation statement.

3 business days when the statute applies

Florida Roofing Contract Requirements · §489.147

Roofing Gets Its Own Rulebook.

Florida residential roofing is one of the clearest examples of why trade-specific paperwork matters. Insurance-related roof work can bring extra notices, cancellation rights and restrictions that do not belong in an ordinary remodeling or plumbing agreement.

10 DAYS

Missing roof notice can matter.

A residential property owner may void a roof repair or replacement contract within 10 days after execution if the contractor fails to include the notice required by §489.147(5).

180 DAYS

Post-emergency contracts get extra rules.

Special cancellation provisions can apply when a residential roof contract is entered into within 180 days of events covered by a Governor-declared state of emergency.

10 DAYS

Or the official start date.

For qualifying post-emergency roof contracts, the owner may cancel within 10 days after signing or by the official start date, whichever comes first.

14-POINT

Signature-page wording matters.

Florida specifies bold, minimum 14-point language for qualifying emergency cancellation wording and the required insurance-coverage notice on residential roof contracts.

NO DEDUCTIBLE PITCH

Insurance incentives are restricted.

Contractors cannot use prohibited deductible waivers, rebates, gifts or similar inducements to drive roof inspections or insurance claims.

INSURANCE BOUNDARY

Contractor is not the adjuster.

A contractor cannot interpret policy coverage or adjust a property-insurance claim for the owner unless separately licensed to do so, and insurance-related repairs require a good-faith itemized estimate.

Florida Payment & Lien Structure

Getting the Contract Signed Is Only Half the Paperwork.

Florida construction contracts also sit inside a payment and lien framework. Payment requests, retainage, undisputed amounts, lien notices and project closeout can all affect how money moves through a job.

14 DAYS

Late-payment interest can start running.

For contracts within Florida's Construction Contract Prompt Payment Law, qualifying unpaid amounts can begin accruing statutory interest from the 14th day after payment is due.

14 DAYS

Final retainage has a closeout clock.

Where §715.12 applies and its conditions are satisfied, the balance including withheld progress-payment amounts is generally due within 14 days after the specified completion event and punch-list requirements.

LICENSE STRUCTURE

Certified and registered are not the same thing.

Florida's licensing framework distinguishes statewide certified contractors from registered contractors whose authority is tied to the local jurisdictions where they hold the required competency credentials.

LOCAL REQUIREMENTS

Miami is not Orlando. Tampa is not Jacksonville.

Permits, inspections, local registration, adopted codes and AHJ requirements still vary by jurisdiction. State-specific does not mean local obligations disappear.

Residential and Commercial Are Not the Same Contract

Florida Commercial Contractor Agreements Need Their Own Structure.

Commercial roofing, HVAC, plumbing, electrical, solar and painting work can require different payment schedules, retainage, authorized representatives, change procedures, service obligations and closeout terms. That is why the commercial agreements in the Florida library are built separately from homeowner contracts.

Real Construction Experience in the Paperwork

Different Trade. Different Problems. Different Contract.

A Florida roofing agreement should not be a plumbing agreement with the trade name changed. The work, risks, customer expectations and recurring disputes are different.

SolarRoof suitability, equipment, utility involvement, approvals, installation conditions and customer responsibilities.

Florida Construction Contract FAQs

Florida Contractor Agreement Questions.

What should a Florida construction contract include?

The answer depends on the trade, project and customer. Florida projects can involve construction-lien notices, Recovery Fund wording, licensing details, payment terms, cancellation rights, roofing disclosures and other project-specific requirements.

When does a Florida residential contract need the construction lien notice?

Florida Statutes §713.015 applies the prescribed notice to qualifying direct contracts greater than $2,500 involving improvements to single-family or multifamily dwellings of up to four units.

What happens if a Florida contractor takes more than a 10% initial payment?

For covered residential work, §489.126 generally requires the contractor to apply for necessary permits within 30 days and start work within 90 days after required permits are issued, subject to statutory exceptions and written agreements extending those periods.

Do Florida home-solicitation contracts have a cancellation period?

Qualifying home-solicitation sales can carry a three-business-day cancellation right under Florida Statutes §501.025. Application depends on the circumstances of the sale.

Does Florida have special rules for residential roofing contracts?

Yes. Florida Statutes §489.147 includes contract notices relating to prohibited insurance practices and can require additional cancellation and insurance wording for residential roof repair or replacement work, especially after a declared emergency.

Are Florida residential and commercial construction contracts the same?

No. Homeowner notices and consumer rules do not automatically apply in the same way to commercial projects. Commercial construction usually needs its own payment, change, authority, closeout and risk-allocation structure.

Can I use these Florida contractor agreements across the state?

The Florida editions are built for use across the state, subject to the licensing, permits, inspections, local rules and project-specific requirements that apply where the work is carried out.

Can I reuse my Florida contract template?

Yes. The templates are designed to be completed with project-specific details and reused for suitable projects carried out by the purchasing business during the permitted use period.

Construction Companion provides contract templates and business documents. The documents are general resources and are not a substitute for legal advice about an individual dispute, unusual project or specific legal situation. Contractors remain responsible for applicable licensing, permit, inspection, local and project-specific requirements.
