    Washington Construction Contract Templates

Before the first tool comes out, the paperwork should already understand the job. Our Washington editions start with real contractor experience, are strengthened with attorney knowledge, then shaped around Washington's contractor-registration, disclosure and lien framework.

    State-specific · Trade-built · Attorney-strengthened · One payment · No subscription · 18 months of free updates
    Washington Pre-Job Control Room

What should be squared away before work starts?

    01
Contractor registrationWashington construction contractors must be registered with L&I and maintain the required bond and insurance.
    02
$1,000 disclosure triggerQualifying residential projects at $1,000 or more require the statutory customer disclosure before work begins.
    03
Commercial disclosure bandQualifying commercial projects from $1,000 to under $60,000 fall within the disclosure rule.
    04
Trade-specific scopeThe contract still has to understand roofing, HVAC, solar, plumbing, electrical or the actual work being sold.
    05
Lien timingWashington's notice and lien deadlines can affect payment protection when money is still outstanding.
Before The First Tool Comes Out

Good Paperwork Starts Before the Job Does.

Washington puts meaningful contractor obligations at the front of the project. Registration, required disclosure, scope, payment expectations and project details should not be an afterthought once the crew is already on site.

01REGISTEREDCorrect Washington contractor registration and trade requirements.
02DISCLOSUREGive the statutory customer disclosure when the project falls within the rule.
03SCOPEDefine the actual trade work, exclusions and project boundaries.
04PAYMENTSet out the agreed price and payment structure clearly.
05CHANGESControl additional work before verbal instructions turn into disputes.
06START WORKThe paperwork should already know who does what and what happens if the job changes.
    Why Construction Companion Is Different

WE DON'T START WITH THE LAW. WE START WITH THE JOB.

Generic legal wording is not the same thing as construction knowledge.

We start with the problems contractors actually face on site — scope gaps, existing conditions, customer changes, access, additional work, delays, payment and completion. Attorney knowledge strengthens how those risks are written. Then the Washington-specific layer is applied.

Real contractor problems shape the agreement first.
Attorney knowledge strengthens the legal structure.
Each trade gets wording built around its own work.
Washington requirements are part of the state edition.
    $1K+ Washington Disclosure Trigger
    RESIDENTIAL

Qualifying residential projects at $1,000 or more.

For covered repair, alteration or construction involving four or fewer residential units or related accessory structures, Washington requires the statutory Disclosure Statement Notice to Customer when the bid or contract price reaches $1,000.

    COMMERCIAL

$1,000 or more, but less than $60,000.

The same disclosure framework also reaches qualifying commercial building projects within this contract-price band.

    BEFORE WORK STARTS

    The disclosure is front-end paperwork.

The required notice is provided before starting work, uses the statutory form and formatting requirements, and the contractor retains a signed copy for at least three years.

    PAYMENT PROTECTION

The disclosure and lien rights are connected.

Washington makes compliance with the contractor disclosure requirement a prerequisite to the contractor's lien claim on projects where the rule applies.

    Washington Contractor Registration

Registered. Bonded. Insured. Before You Sell the Job.

Washington requires construction contractors to register with Labor & Industries. General and specialty contractors sit under the same registration system, but their bond amounts and work scope differ.

    $30KGeneral Contractor Bond

    General contractor registration

Washington currently requires a $30,000 continuous contractor surety bond for general contractors.

    $15KSpecialty Contractor Bond

    Specialty contractor registration

Specialty contractors currently carry a $15,000 contractor surety bond and are limited to the specialty in which they are registered.

    $250KCombined Single Limit Option

    General liability insurance

Registration requires qualifying liability insurance — either the combined single-limit amount or the statutory split between public liability and property damage.

Not A Generic Template With “Washington” Added

The Difference Is What the Contract Knows Before the State Name Is Added.

A national boilerplate agreement can mention payment and disputes. A trade-built contract should understand what actually creates those disputes in the first place.

    Generic National Template
    –
    Broad scope wording
    Often leaves trade-specific assumptions unexplained.
    –
    Generic delays clause
Little connection to how the actual installation can be held up.
    –
    Generic changes clause
Does not start from the recurring changes contractors see in that trade.
    –
    State name added later
The jurisdiction can feel bolted onto a national form.

    Trade Knowledge In The Paperwork

A Roofing Contract Should Know Roofing.

Different trades create different expectations, failure points and disputes. That is why our contracts are built by industry rather than using one generic agreement for everything.

    ROOFING

    Existing roof. Decking. Weather. Access.

Roofing disputes often start with what was hidden before strip-off, what the substrate needs and what weather or access does to the schedule.

    HVAC

    Existing systems. Equipment. Commissioning.

HVAC paperwork has to understand equipment selection, existing conditions, drainage, controls, access and commissioning.

    SOLAR

    Roof suitability. Utility involvement. Approvals.

Solar introduces equipment, roof condition, interconnection, approvals and responsibilities that a generic construction form does not naturally understand.

    REMODELING

    Selections. Hidden conditions. Changes.

Remodeling lives around existing structures, customer decisions and discoveries that can change both scope and price after work begins.

    Washington Lien Timing

    Payment Protection Has a Clock.

Washington's construction lien system distinguishes between the final lien filing deadline and earlier notice rules that can apply to suppliers, service providers and other potential lien claimants.

    90

Days to record a claim of lien.

A Washington lien claimant generally must record the claim no later than 90 days after ceasing to furnish the labor, professional services, materials or equipment supporting the claim.

    60

Days of protection can depend on notice timing.

Where a Notice of Right to Claim Lien is required, the notice generally protects qualifying services, materials or equipment supplied from 60 days before the notice is given.

    10

    New single-family construction is different.

For new construction of a single-family residence, the statutory look-back attached to the required notice is generally 10 days rather than 60.

Not every contractor or claimant has the same preclaim-notice requirement. Direct contracts with the owner and certain other categories are treated differently, which is why the project relationship matters.
How We Build the Washington Edition

Contractor Knowledge. Attorney Knowledge. Washington Law.

The law matters, but it is not where we begin. We begin with the job and the contractor's recurring problems, then professional legal knowledge strengthens the agreement before the Washington layer is applied.
